Battersea Tenant Guide

Lanigan Estates is a local independent estate agent that aims to provide a personal service to all tenants that you would not get from a traditional estate agency. We are on call 24/7 for any issues that may arise, and are very happy to come and meet with you during evenings and weekends by appointment to solve any problems that need to be discussed. Our door is always open!

Like renting a flat from a private landlord, but with great service and the knowledge that things will run smoothly.

Contract Details

All properties are let on an AST (Assured Short Term) tenancy for periods of one year or more. Generally the tenancy is subject to a six month break clause, with two month’s notice after this period. Tenancies can be renewed after the first contract, or can be taken for a longer period subject to Landlord approval.

The rent is paid monthly in advance via standing order for the term of the tenancy and any term afterwards. Any payments made via cash or cheques will incur a charge of £10 to cover bank charges. Payments from foreign bank accounts may incur extra charges from both sides. Please ensure that your payments include these charges.

Change of Tenant

If one person on the contract wishes to change over they may do so. Lanigan Estates must be informed of all changes wishing to take place as soon as possible. The full rent for the flat must be paid over this period, and the new tenant pass on all required information before moving in. The new change over must not take place until all procedures are completed and the new tenant approved and all fees/monies paid. There will be a charge of £90.00 inc VAT for the administration work involved and drawing up of a new contract. Plus the new tenant will be required to undertake a reference at £30.00 inc VAT as detailed above.

Bills

Tenants are responsible for paying all utility bills for the property. These include the following: Council Tax, Water, Electricity, Gas and TV Licence. All properties will have the availability to connect to a BT landline which you will need to do if you would like phone or internet access at the property. This is optional depending on your needs.

When you move into the property all necessary meter readings will be taken. You will need to speak with each company to open and set-up your account for the above bills. Any previous final bills should be forwarded to Lanigan Estates to be finalised.

Deposit Details

6 weeks deposit is the standard deposit taken for all rentals, which is kept under the Tenancy Deposit Protection Scheme. Sometimes, it may be necessary to pay a higher deposit such as 8 weeks if you have a pet in the property.  The scheme used by Lanigan Estates is The Dispute Service (TDS). Maintenance

Any maintenance issues that occur in the properties will be dealt with directly and promptly by ourselves when managed by Lanigan Estates. We use a maintenance company called Battersea Property Maintenance for the majority of maintenance issues. Using a regular company ensures that all maintenance issues are dealt with in a timely manner. You can also be secure in the knowledge that the staff are trusted and have good knowledge of your property. Any outside contractors that need to be used are fully trusted long term suppliers or will be supervised by a member of staff from Battersea Flats or Battersea Property Maintenance if required. Inspections

All flats will undergo 6 monthly inspections. This is to ensure that the property is being maintained in the correct manner as per the tenancy agreement. Any issues that arise from this inspection whether the responsibility of the Landlord or the Tenant, will be reported and dealt with promptly by either side. These will then be re-inspected at a later date if required in agreement with both parties.

Tenant Fees

The below fees are applicable unless otherwise stated:

£180.00 including VAT per property for the administration fee covering all inventory fees, agency fees and agreement fees.

£30.00 including VAT per tenant/guarantor for reference fees which we undertake using an independent company. (please note a reference is required for each tenant moving into the property, and if a guarantor is required a reference is also required for each guarantor).

£90.00 including VAT per change of tenant within a current tenancy for the administrative work involved covering all aspects. (50% discount off initial administration fee)  NB: The usual reference fee as detailed above will be required for the new tenant moving into the property.
