We aim to provide a very personalised service to each and every client. To this end we offer a variety of options for Residential Letting and Management.
We have detailed below our Service Level Options and the fees in relation to this. If you do not find a service that fully matches your requirements then please do not hesitate to get in touch with us to discuss further. We are always happy to tailor make a bespoke Property Letting or Management service for our clients.
Lanigan Estates Ltd are members of The Property Ombudsman (TPO) which provides a free, fair and independent service for dealing with unresolved disputes between agents and consumers. We follow TPO’s Code of Practice which sets standards for property professionals. This Code of Practice can be found on their website at www.tpos.co.uk or please feel free to ask us directly.
Lanigan Estates Ltd also belong to a Client Money Protection Scheme (CMP) run by Safeagent formerly known as The National Approved Letting Scheme (NALS). For more details about this scheme, please see the Safeagent website at https://safeagents.co.uk/.

Letting Only Fee
8% + VAT of Rent due for the Term of the Tenancy.
Full payment of the fee is due at the start of the Tenancy for this service.
This services includes:
Appraising the property, marketing and finding a suitable tenant
Taking up full references
Preparing all the necessary documentation including the tenancy agreement
Collect the 1st month’s rent and deposit, remit monies as required/agreed
Arranging for an inventory to be prepared (at additional cost – see below) if required
Personally accompanied check-in with the tenants and handover to the Landlord
Administration Costs applicable for all Tenancies:
Studio/1 bedroom (up to 1 reference incl.) £225 inclusive of VAT / 2 bedrooms (up to 2 references incl.) £250 inclusive of VAT / 3 bedrooms (up to 3 references incl.) £295 inclusive of VAT / 4+ bedrooms (up to 4 references incl.) £350 inclusive of VAT.
ND: Any extra references required over what is listed above will be charged at £30 incl. VAT. This is to include additional tenant references, guarantor references etc.
Full Letting and Management Service fee
14% + VAT of Rent due for the Term of the Tenancy including any renewals or extensions.
Payment of this fee is paid monthly through rent funds collected.
This service includes:
All of the above services (as described under Let Only Fee)
Register, hold and maintain a tenant deposit under The Tenancy Deposit Scheme until the end of the Tenancy
Collect monthly rent and remit monies to the landlord on a monthly basis less any fees or expenses due or incurred for the period
Provide monthly account statements for the property (by electronic means)
Make any necessary payments to HMRC on behalf of a landlord to comply with the Non-Resident Landlord Scheme and file returns as required
Arrange with utility and service providers (such as the suppliers of electricity, gas, water and Council services) for meter readings to be taken and advising them of the transfer of service contracts to the tenant(s) at the beginning and end of each tenancy
Carry out inspections of the property twice yearly and report to landlord any issues arising
Co-ordinate repair or maintenance including inspection of issues, arrange for tradesmen to attend the property, obtain estimates where necessary, supervise works and settle accounts
Arrange any Gas Safety, Electrical or PAT testing and EPC as and when required to ensure legal obligations are met
Make payments on behalf of the Landlord, from rents received, for water rates, insurance premiums, Council Tax, electricity, gas, service charges and other necessary expenditure when applicable
Carry out a full property inspection and inventory check at the end of each tenancy and deal with matters relating to unfair wear and tear before releasing the tenant’s deposit
Administration Costs applicable for all Tenancies:

Property Management Only Fee
7% + VAT of Rent Due
The fee is payable monthly when the rent is collected by ourselves. If the rent is not collected by ourselves then the fees are payable quarterly in advance.
We are happy to provide this service if you have a current tenancy in place with no current option for management or you are out of contract and freely able to move your services.

Let Only and Rent Collection with Deposit Hold Fee
10% + VAT of the Rent due for the Term of the Tenancy.

Collect monthly rent and remit monies to landlord on a monthly basis less any fees or expenses due or incurred for the period
Providing monthly account statements for the property by electronic means
Holding of the deposit under a Tenancy Deposit Scheme
Administration Costs applicable for all Tenancies:
Studio/1 bedroom (up to 1 reference incl.) £225 inclusive of VAT / 2 bedrooms (up to 2 references incl.) £250 inclusive of VAT / 3 bedrooms (up to 3 references incl.) £295 inclusive of VAT / 4+ bedrooms (up to 4 references incl.) £350 inclusive of VAT.
ND: Any extra references required over what is listed above will be charged at £30 incl. VAT. This is to include additional tenant references, guarantor references etc.
Additional Optional Services & Fees
Inventory – Price on Application. This cost varies depending on each property due for various reasons including size, furnished/unfurnished etc
Deposit Hold – £30 inclusive of VAT per annum (Included in Full Management Service)
Vacant Property Management – £90 inclusive of VAT per month
Management of Renovation Works/Projects – 5% + VAT of Net Project Cost
Professional photographs and floorplan – £125 inclusive of VAT (optional but advised)
Energy Performance Certificates – £60 inclusive of VAT (this may vary for larger properties)
Gas & Electrical Safety Certificates – £84 inclusive of VAT per report (this may vary for larger properties)
